Terms of Use
These terms cover your use of Gem State Stays (the "site"), operated by Andy Coleman / Finding Idaho ("we", "us"). By using the site, you agree to them.
What the site is
Gem State Stays is a directory of short-term rentals in Idaho. Listings come from previously vetted owners. We do not own, manage, or rent any of the properties. When you click Book, you leave our site and go to a third-party booking page.
Bookings and payments
We do not take bookings, payments, or deposits, and we are not a party to any rental. Prices, availability, cancellation rules, house rules, and refunds are set by the host or the booking site. Any agreement you make is between you and them, so please read their terms before you book.
Agents and listings
Agent accounts are available to approved agents only. Each agent is responsible for their own listings, including making sure they are accurate, up to date, lawful, and that they have the right to share the photos and details they post. Agents must keep their login details private.
We may review, edit for formatting, decline, hide, or remove any listing, and may suspend or close any account, at our discretion.
Acceptable use
Please don't misuse the site. That includes posting false or misleading listings, spam, or content you don't have rights to; trying to break into accounts or the site; or scraping or copying the directory in bulk.
No guarantees
The site is provided "as is". We don't guarantee that listings are accurate, complete, or available, or that the site will always be online. See the Disclaimer.
Limitation of liability
To the extent the law allows, we are not liable for any loss arising from a stay, a booking, a third-party site, or reliance on a listing.
Governing law
These terms are governed by the laws of the State of Idaho.
Changes
We may update these terms. The date at the top shows the latest version.
